  3. How Do I Prepare for a Bedok Rise Residences Preview Appointment?

The most useful preparation for a Bedok Rise Residences preview is financial rather than aesthetic. Buyers who arrive knowing their loan ceiling, their duty position and their cash requirement can choose a unit on the day; buyers who do not usually need a second visit.

Know Your Loan Ceiling

The Total Debt Servicing Ratio caps all monthly debt repayments at 55 per cent of gross income, and banks assess a new housing loan at a stress-test rate of at least 4 per cent. The TDSR calculator estimates the maximum loan for one or two applicants and compares it with the Loan-to-Value limit, showing which one binds. That figure, plus available cash and CPF, sets the realistic price range.

Know Your Stamp Duty Position

For a first-home Singapore Citizen, stamp duty is Buyer's Stamp Duty alone. For anyone buying a second property, Additional Buyer's Stamp Duty can be the largest single cost. The stamp duty calculator gives the exact figure for a price and profile, and the buyer-profile guide explains the refund route for upgraders.

Know Your Cash and CPF Needs

The progressive payment calculator sets out what is due at the Option to Purchase, at the Sale and Purchase Agreement and at each construction stage, and how much must be cash. The 5 per cent booking fee is always cash, so it pays to have it ready on the day.

Get an In-Principle Approval

An in-principle approval from a bank confirms the loan amount a buyer can expect, subject to valuation. It turns the calculator estimate into a figure a buyer can act on, and it lets a booking proceed with confidence. The Sales Concierge can point you to banks active in new-launch financing.

Shortlist Before You Arrive

When the floor plans, site plan and elevation chart are released, registered parties receive them first. A shortlist of two or three unit types, with preferred stacks and floors, makes the preview time far more productive. Think about orientation — station side or the quieter Bedok Rise side — as well as size and layout.

Decide Who Is Buying, and in What Names

The names on the purchase affect stamp duty, the loan and future flexibility. A couple buying together, a parent buying with an adult child, or a buyer purchasing alone each face different ABSD and loan outcomes. Deciding the ownership structure before the preview avoids last-minute changes on booking day, when the Option to Purchase is issued in specific names. If there is any doubt, a conveyancing lawyer can advise on the best arrangement for the household.

Questions Worth Asking at the Preview

The preview is the moment to gather what the brochure cannot fully show: the view and orientation from a particular stack, the distance from the lift lobby to the unit, the finishes on display and the timeline to completion. Buyers can also ask about the facilities schedule, the expected maintenance arrangements and the release plan for different stacks. Taking notes against the shortlist makes it easier to compare units after the visit and to act quickly when a preferred unit becomes available.

After the Preview

Booking a unit starts with the Option to Purchase and the 5 per cent booking fee, followed by the Sale and Purchase Agreement within about eight weeks, when the next 15 per cent falls due. Between the two, the buyer's lawyer reviews the documents and the bank finalises the loan. Stamp duty is payable within 14 days of exercising the Option. Knowing this sequence in advance, as set out on the payment scheme page, means no deadline arrives as a surprise, and the period after the preview becomes a matter of paperwork rather than of fresh decisions.

What to Bring on the Day

Bring identification for every buyer, the in-principle approval, a cheque book or banking app for the booking fee, and your shortlist. If the purchase depends on selling an existing home, bring the timeline too. Registering on the showflat page secures a preview slot in registration order.
